Viva+71 selects properties for Airbnb management in Salvador. Scope can include listings, pricing, linen, finances and support, with open simulator assumptions before the conversation and no signup.
The portfolio is selective: every property goes through checks on the unit, building and condominium rules. The goal is to protect guests, owners and the brand with criteria recorded before onboarding.
We do not take just any property.
Before any proposal, we assess neighbourhood and block, condominium rules, layout, light, acoustics and nightly-rate potential. If the property does not meet the published criteria, we explain why and which adjustments could change the assessment.
Proposed scope for an approved unit.
Listing and full Airbnb management
Pricing reviewed by week, season and event
Financial management with payouts and a line by line statement
Hotel grade linen and cleaning with inspection
Maintenance within a spending limit agreed in advance
Guest support in Portuguese and English
The goal is to reduce the owner’s day-to-day workload and record revenue, costs and payouts in a statement. Scope, limits and dates will be defined in the proposal and contract.
Simulator
The whole calculation, before you give any data.
Most sites ask for a phone number to show you a figure. Here the figure comes first. Move occupancy, fees and costs and watch the calculation change in real time.
Editable annual market reference. It is not Viva+71 occupancy and it is not a promise.

Advanced assumptions
Airbnb states 16% under its single fee model and 4% for Brazilian hosts under its split fee model. Check your agreement.
The initial Viva+71 proposal uses 20%. The field is editable for comparison and does not represent a signed contract.

The long-term rent comparison only uses the net amount you enter. Income tax, financing, utilities, insurance, laundry, cleaning and seasonality remain outside the calculation until entered or measured.
An indicative simulation. It is not a revenue promise, it is not an offer and it does not replace an analysis of your case.
Where the nightly rates come from.
We measure the median of real short stay listings inside the reference building of each neighbourhood, on a grid of 2 adults and 2 nights, checking in on 11/09/2026. Collected on 07 and 08/08/2026. Ondina: BRL 315.00 across 4 listings. Itapuã: BRL 286.00 across 5 listings, with an 11% sea view premium measured inside the same building. Pituba: BRL 271.95 across 8 listings. Rio Vermelho, Barra and Stella Maris still have no measured median, and this page says so instead of estimating.
The fee, in one sentence
The proposed term is a 20% fee on accommodation revenue, with no monthly or signup fee. The calculation base, any exceptions and other costs will be written in the proposal before signing.
Diagnosis of the property and condominium rules, a written proposal and a schedule defined according to the required adjustments. Payout and statement dates will be set only in each unit’s contract.
