Viva+71 does not manage just any property: the portfolio takes only homes that pass the vetting, a meticulous review of the unit and the building. For those that get in, we take on the listing, pricing, guests, cleaning, maintenance and payouts. You follow everything through statements and use the property whenever you want, with owner blocks. This page shows the whole path, from first contact to first payout.

Process

From first contact to first payout.

  1. Vetting and diagnosis

    A meticulous review of the unit and the building: condominium bylaws, rules and minutes, unit type, layout, light, acoustics and nightly rate potential. Not every property gets in. If short stays are not authorised, or the unit lacks what the best of Salvador demands, the conversation stops here and you have paid nothing.

    Inspection with a photographed inventory, linen and utensil adjustments, professional photography and listing setup across channels.

Maintenance with a spending limit

Small repairs solved immediately within the agreed limit. Above it, a quote comes first.

Calendar with owner blocks, a statement per booking and a maintenance history.

The Viva+71 fee is a single one: 20% of accommodation revenue, with no monthly fee and no signup fee, written in the proposal before you sign.

What Viva+71 does not do

  • We do not promise occupancy. Occupancy is a scenario, and in the simulator it is a control you move.
  • We do not treat blocked calendar dates as proof of bookings. A block can be a guest, maintenance or the host's own decision.
  • We do not take on a property whose condominium does not authorise short stays, even when the bylaws are merely silent.
  • We do not charge any fee that is not in the signed proposal.
  • We do not divert a guest who booked on a platform to our own channel.

Public market reference

Brazilian managers that publish their fee on their own site charge between 16% and 27% of booking revenue. A large part of the market publishes nothing and only discloses it in a meeting. The Viva+71 fee is 20%, inside that range, published here so you can compare before talking to anyone, including us.

Fit

Who this is for and who it is not for.

It makes sense if

  • Studio or apartment with up to two bedrooms in Barra, Ondina, Rio Vermelho, Pituba, Itapuã or Stella Maris.
  • A condominium that authorises short stays, with minutes or bylaws to prove it.
  • A property that is ready or less than a month from being ready, with regular documentation.
  • An owner who accepts open accounts and prefers an honest number to a high promise.

It does not make sense if

  • Anyone looking for guaranteed revenue or a fixed monthly rent regardless of occupancy.
  • A condominium that forbids short stays or where authorisation has not been voted yet.
  • A property outside the initial cluster of neighbourhoods at this stage.
  • Anyone who wants to keep the listing and reviews in their own name and only outsource cleaning.
Questions

What every owner asks.

What is the Viva+71 fee?

20% of accommodation revenue, as a single fee written in the proposal before you sign. There is no monthly fee and no signup fee. For public reference, Brazilian managers that publish a rate charge between 16% and 27% of revenue. In the simulator on this page the fee starts at 20% and remains a field you control.

Can I use my own property whenever I want?

Yes. The calendar has owner blocks and the request comes in seven days ahead so it does not clash with a confirmed booking. Dates you block never count as occupancy.

When do I get paid?

On a fixed date each month, with the statement sent before the payout. The statement shows nightly rate, channel fee, management fee, costs and balance, booking by booking.

What if a guest damages something?

There is a photographed inventory at onboarding and a photo inspection after every checkout, so damage is identified at the right moment. Claims follow the policy of the channel where the booking was made, and any repair above the agreed limit only happens with a quote you approve.

Does my condominium need to authorise it?

It does, and that is the first thing we check. In 2026 the Superior Court of Justice requires a two thirds approval in residential condominiums, and Repetitive Theme 1.443 is still pending. Bylaws that are merely silent do not count as authorisation.

Is there a lock in period?

The contract has a minimum term aligned with the onboarding cost, and the exit condition is written in the proposal before signing. We do not use hidden penalties to hold on to an unhappy owner.

Are you already operating?

We are in pre launch. The brand, the operating standard and the contract model are ready, and the first cluster is being formed. This is stated on every page of this site, and no operating figure is presented as realised.
